Trusted Septic Inspections
Whether you are buying or selling a property, or simply a homeowner seeking peace of mind, our septic inspection services are tailored to your needs. We offer everything from standard visual and functional assessments to comprehensive inspections that include design verification, dye testing, and hydraulic load evaluation
What We Offer
At Northern Property Solutions, we specialize in professional residential septic inspections designed to give homeowners, buyers, and real estate professionals clear, factual information about system condition, accessibility, and design capacity.
Our inspections go beyond a surface look. We evaluate tank condition, baffles and filters, liquid levels, pump components (where applicable), and absorption area conditions. When documentation is available, we review system design details, bedroom capacity, and setbacks to help clients understand how the system was intended to perform.

Our Comprehensive Inspection brings together the four core components of advanced septic due diligence into one detailed, structured report.
This service includes:
Visual & Functional Inspection – A thorough assessment of accessible system components, surface conditions, tank condition, and operational performance at the time of inspection.
Design Verified Review – A comparison of available permit records and approved design information to the existing system configuration and current dwelling use.
Hydraulic Load Test – Controlled water introduction to observe system response, dispersal capability, and signs of hydraulic stress under monitored conditions.
Dye Discharge Assessment – Tracing dye testing to evaluate visible surface breakout or unintended effluent discharge.
Together, these four components provide one of the most in-depth evaluations available for residential septic systems. This comprehensive approach is particularly valuable during real estate transactions, major property decisions, or when a higher level of certainty is desired.
All findings are clearly documented in a single, professionally prepared report outlining observations, test results, and risk considerations.

Buying, selling, or evaluating a rural property requires more than a standard home inspection. In Northern Ontario, private septic systems and private wells are critical components of a property — and they require proper assessment.
Our Rural Water & Wastewater Assessment provides a structured evaluation of both wastewater and potable water systems to support informed decision-making during real estate transactions or general due diligence.
This service combines septic system evaluation, water sampling, flow testing, and available well record review into one comprehensive assessment.

Dye Discharge Assessment
A Dye Discharge Assessment is designed to identify visible surface breakout or unintended discharge from a septic system under controlled conditions.
During this service, a non-toxic fluorescent dye is introduced into the plumbing system along with a measured volume of water. The property is then inspected for visible signs of dyed effluent at the ground surface, ditches, slopes, or nearby watercourses.
This assessment may help identify:
• Surface effluent breakout
• Improper discharge points
• Direct connection to drainage features
• Obvious system failure conditionsThe inspection includes a written report
Important:
A dye test does not confirm long-term soil absorption performance and is not a substitute for a hydraulic load test. Absence of visible dye does not guarantee system compliance or future performance. Results reflect conditions observed at the time of testing only. -
Controlled Performance Evaluation
A Hydraulic Load Test evaluates how a septic system responds to a controlled volume of introduced water under monitored conditions.
During testing, water is introduced into the system at a rate approximating normal household usage based on bedroom count or system design capacity. System components are monitored throughout the process, including:
• Tank liquid levels
• Pump cycling (if applicable)
• Alarm function (if applicable)
• Distribution box condition (if accessible)
• Surface conditions over the absorption areaThe purpose of this test is to observe whether the system can accept and disperse water without immediate signs of surcharge or surface breakout.
A detailed written report is provided outlining observations and system response during testing.
Important:
A hydraulic load test does not guarantee future system performance, long-term soil absorption capacity, or regulatory compliance. Results represent system response under controlled conditions at the time of inspection only. -
